Apartment details:
A private studio apartment of over 30 sqm, featuring a separate bathroom and kitchen, plus a spacious southeast-facing balcony. The balcony overlooks Hamburg’s famous Isebek River. In spring, summer, and fall, you’ll often see swans in the river. It’s ideal for kayaking or jogging along the riverside — a truly relaxing environment.

The bathroom includes a large bathtub, and the kitchen is equipped with brand-new appliances: oven, induction stove, refrigerator, etc. A basement storage room is also available. The apartment is fully furnished – move in with just your suitcase.

Electricity, internet, and TV license fees are not included in Nebenkosten, shall be paid by tenants. Heating cost included in Nebenkosten 80 Euro per month is based on the most recent bill received by the landlord. If tenants uses more heating energy than this during their stay, they must pay the difference immediately upon final settlement. Landlor receives monthly heating usage reports. If monthly usage increases compared to the previous year, tenants must immediately pay the difference accordingly.

Rental requirements:

2 insurances of tenants are requireed during the entire rental period: 1. Hausratsversicherung + Glasbruch (cost around 40 Euro p.a); 2. Haftplichtversicherung (cost around 40 Euro p.a). Both insurance shall have Tarifnote better than 1.3.

For employees: positive SCHUFA report, copy of passport and visa, work contract, and payslips from the last 3 months

For students: positive SCHUFA report, copy of passport and visa, Student ID and proof of blocked bank account (Sperrkonto)
